A resident's car gets splashed because nobody moved it. Someone didn't get the notice and tries to call you. The access code's changed since last time and the crew's standing at the gate. Now you're fielding calls instead of doing your actual job. Most of what goes wrong on a strata pressure clean has nothing to do with the cleaning itself. Here's what actually causes it, and how to head each one off. Give more notice than feels necessary, in stages One notice sent two weeks out isn't enough on its own. People forget. A staged notice works better:
Put a poster up in the building's common areas too, near the lifts or letterboxes works well. Residents who miss the email usually still see the poster. Short notice, or relying on one channel only, is the single biggest cause of on-the-day complaints. Put the practical stuff in the notice, not just the date Residents don't need paragraphs. They need 4 things: the date/s, the approximate time window, whether they need to move a car, and who to contact if something's unclear. Anything longer gets skimmed or ignored. Confirm access before the crew turns up, not on the day Gate codes change and locks get replaced. If nobody checks this in the week before, you've got a crew standing outside a locked property. A quick text to the on-site contact the day before solves this. Ask your contractor what they do if something goes wrong on site Before booking anyone for a body corporate or strata pressure cleaning job, ask this directly: if a resident complains on the day, who do they call? A contractor who's done commercial work before should have an answer ready. If they don't, that's a sign the job might land back on you. None of this is about water pressure. It's about the communication around the job, and most of it takes 5 minutes if it's sorted the week before, not the morning of.
