One of the common misconceptions about pressure washing is that high pressure fixes everything. Problem is, it doesn’t - high pressure can damage certain surfaces. We’ve seen homes, strata and commercial properties where the concrete is etched permanently with lines, the surface of timber and sandstone has been stripped and damaged, and then there’s the telltale stripes of mould and dirt left when a job isn’t done properly.

So before you engage that pressure washing contractor or DIY, you need to be sure the right method and treatment are being used so you get the best result.

Which Method for a Driveway or Concrete?

Driveways, concrete, pavers and brick are generally tough enough to handle high pressure. It lifts ingrained dirt, oil stains and general buildup that a softer approach wouldn't shift.

That said, some concrete needs the pressure kept in check, exposed aggregate especially. Too much force strips the surface layer instead of just cleaning it, and that damage doesn't grow back.

Which Method for Render, Roof, Sandstone or Timber?

Render, roofing, sandstone, timber and painted surfaces can't handle the same force concrete can. High pressure strips paint, damages render, and can lift roof tiles or timber fibres.

Soft washing does the same job differently, lower pressure combined with a cleaning solution that lifts dirt, mould and algae without needing the force behind it.

Which Method for a Strata or Commercial Building?

Most commercial and strata properties need both methods, not just one. A car park or driveway gets pressure washed, while the building's render, roof or painted areas get soft washed.

Which Method for a House Wash?

The same rule applies to house washing. Driveway and paths get pressure washed. Render, sandstone, roof and painted timber get soft washed. Mix the two up and you're either damaging your house or leaving half of it still dirty.
